What location managers need to know before booking a Bangalore villa for a film, ad or editorial shoot: looks per location, power, unit parking, call-time access, and the sound question nobody asks until it is too late.

Most location listings in Bangalore tell you a property is beautiful and spacious, then leave you to discover everything that matters on the recce.
Location managers do not need adjectives. They need to know how many usable looks exist inside one gate, whether the power will hold a lighting package, where the vanity van goes, and whether the gate opens at 5am. This is that information, written for people who schedule shooting days for a living.
Looks per location is the number that matters
The most expensive thing in a shooting day is a company move. Wrapping a unit, transporting it and re-establishing at a second location costs hours you never get back, and it is the first thing to go wrong when the schedule slips.
So the real question about any location is not how it looks. It is how many different things it can look like without moving.

Find out whether you can tie in or need to bring a genny. And check the cable runs from the board to the far end of the lawn, which is often further than it looks.

Unit parking and access

Check the gate width and turning radius for the largest vehicle in your convoy, because villa gates are usually the constraint rather than the driveway. And establish where the unit base sits relative to the shooting areas, since crew walking distance compounds across a day.
Call times and access hours
Golden hour drives the schedule on most exterior work, which means a 5am gate.

Confirm in writing the gate opening time for the unit, whether pre-rigging the evening before is permitted, the wrap time and any noise cut-off, and whether you can hold the location across consecutive days for continuity.

The things that quietly decide whether a day runs well. Rooms for makeup, costume and talent holding, and with ten of them a unit can dedicate space rather than negotiating for a corner. Multiple kitchens on site, so unit catering can work from the property instead of trucking in. Housekeeping during the day, which matters more than it sounds across a twelve-hour turnaround. And overnight accommodation for 40, so a distant crew can stay on location ahead of an early call rather than driving in at 4am.
The sound question
This is the one nobody raises until the boom operator does.
Le Roma Vista sits in North Bengaluru's airport corridor, so ask about aircraft movement before you commit to sync sound. Depending on runway usage and the day's flight pattern, overhead passes may intrude on dialogue takes.
This is manageable and entirely normal for locations in this corridor. Units work around it by timing dialogue takes between passes, shooting MOS and dubbing, or scheduling dialogue-heavy scenes indoors. But it should be a decision you make at the recce with your sound recordist, not a discovery you make on take four.
Bring your recordist to the recce and listen for twenty minutes. That is the whole answer.
Permissions
Filming on private property is substantially simpler than filming on public land in Karnataka. The primary requirement is the property owner's written consent and a clear agreement covering dates, hours, crew size, and what you may move or dress.
Beyond that, drone work requires DGCA compliance, and given the proximity to Kempegowda International Airport, airspace restrictions in this corridor need checking carefully before you plan aerials. Do not assume a drone day here. Commercial releases may need additional documentation depending on the client and end use, and Karnataka Film Chamber of Commerce processes apply to certain categories of production.
Confirm your specific requirements with the production's legal or line producer. The property can supply the location agreement and NOC. Airspace and category-specific permissions sit with the production.
